BrickROI vs DealCheck: an honest comparison for Canadian deals

DealCheck is a good tool. It has analysed a lot of deals for a lot of investors. The catch is simple: it was built for the United States, and a Canadian deal runs on different rules. Here is where each tool fits.

Where DealCheck is genuinely good

DealCheck has been around a long time, it is cheap, and the mobile app is handy when you are standing in a property. For a US investor running buy-and-hold or BRRRR numbers, it does the job, and plenty of Canadian investors have used it as a starting outline. One long-time user said he analysed all 35 of his units with it. If your deals are in the US, DealCheck is a reasonable pick and this page is not for you.

Where it falls short for a Canadian deal

The honest problem is Canadian rules. DealCheck treats Canada as a manual override on a US tool. A Capterra reviewer put it plainly: it is "for US Market only. Can't do comparables, or rent comps in canada." That is the gap.

Why the Canadian rules matter

This is not a feature checklist for its own sake. A Calgary investor warned on a forum that CMHC premiums "can easily add $10k+ to your numbers." If your tool does not carry CMHC math, that ten thousand dollars is a surprise you find at the lender meeting, not on your screen. The same goes for MLI Select, where a 1.10 DSCR and a 40-year amortisation can turn a deal that looked dead into a deal that works. A US tool will not show you that path because it does not know the path exists.

There is also the second-opinion gap. DealCheck is a calculator. It runs the math and stops. BrickROI's Deal Mentor reads the specific deal in front of you and talks through the what-ifs, the way an experienced investor would if you had one on call at 11 p.m.
